As part of the full building renovation of the former House of Fraser department store in Leamington Spa, Oktra has now successfully completed phase one of the project.
The property is being converted into Grade A office space and has already been rebranded as Bedford Street Studios. The refurbishment will see the former retail landmark transformed into circa 65,000 sq ft of office accommodation and design studios and is being delivered in partnership with Valeo Capital and Quartz Project Management. The building is being converted to commercial office space under Change of Use to Offices planning and involves extensive structural changes that includes the relocation of the core within the floorplate.
Bedford Street Studios is being delivered with market-leading energy efficiency standards which is helping to attract new tenants. Phase one of the project includes Cat A fit outs on the first and second floors which have already been pre-let by video game developer Sumo Group.
The joint letting agents for the property are Knight Frank and Savills have been positioning the cutting-edge space as a prime destination for local companies, especially for those in the gaming, tech and media sectors.
